- PUBLIC HEARING – PROPOSED AMENDMENTS TO SITE PLAN REVIEW REGULATIONS (§110)
- 110-7. Preapplication Meetings – The purpose of this amendment is to require preliminary review for applications which necessitate NHDES Alteration of Terrain permitting, anticipate a Major Wetland Impact as defined in Env-Wt 407.43, propose an increased parking demand of greater than 75 spaces, or new development applications requesting greater than 3 waivers from Chapter 110.
- 110-16. Decision – The purpose of this amendment is to clarify the Planning Board decision process regarding time frames, plan amendments, and final approval. The proposal extends the minimum expiration date of a Planning Board conditional approval from 90 to 180 days; specifies that administrative amendments to a conditionally approved plan must be considered a small-undertaking, and states that conditionally approved plans may only be amended as stated on a Notice of Decision and when amendments are administrative in nature. All other plan amendments shall be reviewed by the Planning Board at a public hearing prior to final approval.
- PUBLIC HEARING – PROPOSED AMENDMENTS TO SUBDIVISION REVIEW REGULATIONS (§130)
- 130-6. Design Review – The purpose of this amendment is to require preliminary review for subdivision applications proposing to create 5 or more parcels of land and that submission of the preliminary review is required no less than 30 days prior to a regularly scheduled meeting.
- 130-9.B – Action on Completed Application – The purpose of this amendment is to clarify the Planning Board decision process regarding plan amendments and final approval. The proposal specifies that amendments to a conditionally approved plan must be administrative in nature or as stated on a Notice of Decision; all other plan amendments shall be reviewed by the Planning Board at a public hearing prior to final approval.
OTHER BUSINESS
- The Drucker Company, LTD (File #NA24-13) – To request an existing 34,000 square foot retail area be divided into two 17,000 square foot retail areas and that façade changes be permitted in conjunction with the plan amendment at 1584 White Mountain Highway, North Conway (PID 246-24/24.001).
- Barnes Development, LLC (File #FR23-11 & #S23-16) – To request modification of the Notice of Decision by moving condition #9, submit draft Condominium Declaration documents for staff approval, prior to recording, and condition #10, submit draft covenant restrictions for long-term housing, to a condition subsequent of final approval (PID 235-82)
- Presentation of proposed plans for the Conway Library Park
- Discussion of proposed amendments to Chapter 190, Zoning; Highway Commercial District – to review amendments regarding commercial development and conditional use permitting for large scale development.
